The office wants the keys by noon. The sofa does not care about your lease. Apartments and townhomes around Richardson’s Telecom Corridor, East Plano, North Garland, and Addison share a problem: there is nowhere to stage a roll-off, the dumpster is already full, and bulk-trash rules do not love a sleeper sofa on a Wednesday. A dump trailer that parks, loads, and leaves is how that deadline gets met.

Tell us the building rules before we roll. Some properties want a visitor pass and a loading zone. Some want us in and out of a fire lane that is not actually a fire lane if we are quick. Some want a certificate of insurance at the office. Say so when you book. We would rather email a COI than sit in a lobby while the clock on your key return runs.

Stairs and long breezeways are the real price movers, not the city name. Third floor, no elevator, tight turn at the landing: that is an access line. Elevator reserved for twenty minutes on a Tuesday: also an access line, just a different one. Send photos of the item, the hall, and the path to where we can park. A Campbell, Belt Line, or Jupiter cross street is enough to check the fifteen-mile included radius from Garland.

Townhomes in Brick Row, East Plano, and the HOA pockets of Murphy and Sachse add a garage the size of a suggestion. Those garages collect what the unit cannot: bikes, Amazon boxes, the grill, the Christmas tree in July. We can do the unit, the garage, or both. Mark the property’s items. We do not haul a leased washer because it was in the way.

What we take: furniture, mattresses, ordinary household leftover, balcony piles, the treadmill. What we do not: wet paint, chemicals, fuels, explosives, or a mini-fridge still charged with refrigerant. TVs are fine. We are not your data-wipe service for a desktop you forgot to erase. Pull drives if you care. We haul the metal.

City bulk in Richardson and Plano will sometimes take a mattress on the right week if you can get it to the curb and it meets the rules. Lease-end is rarely the right week. Paying a two-person crew for a confirmed number is usually cheaper than a failed curb pile and a failed walkthrough. We load it. You keep the keys conversation simple.

Parking is a photo, not a guess. If the only stall is a parallel spot on a busy Richardson street, we still come — we just need to know. If a gate code expires at noon, we need the code and a backup. Small practical facts prevent a crew from circling while you are on the phone with the office.

Usable furniture that is actually clean can skip the landfill. Broken particleboard from a three-year-old bookcase cannot. We will not pretend otherwise, and we will not decorate this page with invented five-star speeches. The result is an empty unit, a broom-clean patio, and a number that matched what we confirmed before the sofa turned the corner.

Deposit walkthroughs are why people wait too long and then panic. If the office fines for items left on the patio, that is a number you can compare to our minimum. A sofa and a mattress that would have cost you a deposit chunk are often cheaper as a scheduled haul. We do not argue with the office on your behalf. We empty what you have the right to release, on a clock you actually have.

Dumpster overflow at the complex is not our license to block the chute. We take your unit’s leftover, not the building’s shared mess, unless the manager hires us for that pile separately. Property-management work lives on its own page. Residents and roommates live on this one. If you are both, say which hat you are wearing when you send the photos.

If you are three days from key return and the living room still looks like a living room, text photos tonight. Same-day is when the calendar has a window. Same-week is the usual honest offer. Either way, we confirm on site — even if “on site” is a breezeway — before we lift.

FAQ

Do you need a COI for the property?

If the office asks for a certificate of insurance, say so when you book. We would rather send it than sit in the lobby.

Can you do a same-week move-out?

That is the usual window. Same-day depends on the calendar. Text photos and the key-return time.

What if there is no elevator?

We still take the job. Stairs are an access line on the quote. Photos of the stairwell help.

Will you take a roommate’s stuff they swore they would come back for?

Only if you have the right to release it. We do not referee. We haul what you point to.

Do townhome HOAs allow you to park?

Short-term loading is normally fine. We do not leave a dumpster overnight, which is why people call us instead of renting a box.
