Home / Junk We Take / Foreclosure cleanouts

A lockbox, a house with someone else’s leftover, and a date on a listing or a rehab.

Foreclosure and REO cleanouts in North Dallas

Often ½ to full trailer ($450–$770). We range from photos; trash-outs that need two runs get two runs.

Ordinary North Dallas houses on a quiet street — foreclosure cleanouts should look like any other junk job from the curb

The lockbox is on the door. The rooms still have a life in them, or they have the shape of one. Foreclosure and REO cleanouts in North Dallas are household jobs with a clock and a chain of people who need the house empty: asset managers, realtors, investors, sometimes a family member who is still allowed on the property. Jolly Goat Junk hauls the leftover. We do not put the reason on the trailer. Neighbors see a crew. That is enough.

Garland, Mesquite, parts of East Plano, Rowlett, and Northeast Dallas produce these calls more than the marketing brochures admit. The work looks like an estate remainder without the sale weekend: mattresses, bags, a garage that was never a garage, a fridge that may still be plugged in. We price it as volume on a fourteen-yard usable trailer. A light house can be a half load at $450. A packed one is $625 or $770, and sometimes a planned second day.

Photos are the bid. We want a shot of each room, the garage, the backyard, and the approach. Occupied-looking rooms, boarded glass, or a yard that has gone feral — those change labor, not the honesty of the card. On site we confirm the number before we load. If the interior has changed since the photos, we stop and talk. We do not “see how it goes” with someone else’s asset.

Access is the lockbox, a gate code, HOA parking, and whether a trailer can sit in the drive without earning a letter. We work those constraints. We are not leaving a dumpster on an REO street for a week. Inside fifteen miles of our Garland yard, mileage is included. Pins past that line pick up the extra miles only. You will see it on the range.

Who can authorize the haul matters. We need the person with the right to release the contents — the listing agent, the property manager, the owner of record. A neighbor with a feeling is not enough. If family is still pulling keepsakes, schedule us after that afternoon, not during it. We will wait for a keep line. We will not guess in a house that already has enough history.

What we take: furniture, household junk, garage overflow, appliances once refrigerant is handled, light leftover from a failed DIY. What we do not: wet paint, fuels, chemicals, explosives, charged freon, or true biohazard. If a house needs a specialist, we are the wrong trailer, and we will say so. Pretending otherwise helps no one and slows the file.

Investors sometimes want a trash-out and a light sweep so the rehab crew can walk in. Say that. We empty; we do not demo kitchens, pull cabinets as a trade, or haul a whole roof. Light construction leftover from a small punch list can ride. A gut job wants a 40-yard and a different company. Our equipment is a dump trailer and a crew, on purpose.

Invoicing can go to an office, an agent, or a project address. Tell us the bill-to and the property address as two different facts if they are. We are a small Garland operation, not a national vendor portal with a twelve-week onboarding, but we can send a clean PDF and work a weekday morning before the neighborhood is fully awake.

Usable items that are honestly usable can skip the landfill. Most foreclosure interiors are not a boutique. We will not romanticize the pile, and we will not decorate this page with invented reviews about “saving the street.” The result is empty rooms, a confirmed number, and a house that can take its next appointment — appraiser, contractor, photographer — without a mattress in the frame.

Same-week is the usual promise we can keep. Same-day is when the calendar and the lockbox line up. Send photos, the city, and the access plan. Richardson, Plano, Sachse, Wylie, Murphy, Rockwall at the edge — we will tell you if the pin is inside the fifteen. Then we confirm on the slab, load, and leave the driveway looking like any other finished junk job.

Vacant is faster than occupied-looking. If someone is still in the house, we need that fact before we roll — not as gossip, as safety and authorization. Photo notes for your file are fine: we can shoot the empty rooms after if you ask. We do not produce a cinematic walkthrough. We produce an empty interior and a confirmed number you can put in the file next to the lockbox code.

Mesquite, south Garland, and older East Plano streets produce more of this work than the lake-side listings do. The volume card does not change with the zip code. A half load is still $450. A full fourteen is still $770. What changes is the driveway, the alley, and whether a trailer can sit without blocking a school pickup line. Tell us the hour you can give us. We will pick one that does not pick a fight with the street.

If you are holding a file that is waiting on a clean interior, start with pictures. We are curious about volume and path, not about the story. The story stays with the people who own it. The pile leaves on the trailer.

What we take

  • Furniture, mattresses, and abandoned household goods
  • Garage leftover, patio piles, and shed contents
  • Carpet, blinds, and ordinary debris from the living spaces
  • Appliances once refrigerant is handled
  • The mixed remainder after a walkthrough

What we don't

  • Wet paint, fuels, chemicals, and explosives
  • Charged freon appliances
  • Biohazards and jobs that need a specialist
  • Structural demolition — we are not a 40-yard gut crew

FAQ

Do you work with realtors and asset managers?

Yes. We need the person who can authorize the haul, photos of the rooms, and a lockbox or meeting plan.

Will neighbors know it is a foreclosure?

They will see a trailer and a crew. We do not label the job. It looks like any other cleanout from the street.

Can you invoice a company instead of the person on site?

Yes. Give us the bill-to and the property address as two lines. We confirm the number on site before we load.

What if the house is worse than the photos?

We stop and talk before we load. The range is from photos; the lock is from what is actually there.

Do you do full guts and tear-out?

No. Household leftover and light debris, yes. Structural demolition is a 40-yard outfit, not our trailer.
